Covington condo development unveiled

An upscale office, condominium and retail development plan was unveiled before the Covington Planning and Zoning Commission Monday.

The plan would upgrade a currently undeveloped area on Tyler, Polk and 19th streets, just south of Friendly Video and the Tyler Square Shopping Center. The development plans call for three, three-story buildings, a park area and pedestrian pathways surrounding Simpson Creek.

Small Town Developers, LLC will give a full presentation to the commission concerning the proposed "Main Street" style development before the commission's Oct. 15 meeting.

Following a lengthy presentation by developer Rowland Stalter, commission members were complimentary toward his concept but decided a development of such magnitude deserves a work session.

Councilman Lee Alexius, District E, agreed.

"Certain details need clarification. There are a few matters to clear up," Alexius said. "I feel sure we can do this all in one meeting."

Council President Trey Blackall added," We will work with you as diligently as possible."

The plans call for 26 condo units atop two floors of the three buildings proposed on the site. The bottom floors would be used primarily for professional offices, with one local lawyer already having agreed to rent the first floor of one of the buildings, Stalter said.

Only 5 percent would be dedicated to commercial space. Stalter said he envisions a coffee shop taking the small area.

"It's a win-win situation for both the city and the development," Stalter said of the property he has been eyeing for the past four years.

"Kids living in the neighborhood from 11th up to 19th could have a safer path to walk to Friendly Video," he said of his plans to extend Polk Street into the development.

In order for the development to continue in the planning stage, Stalter asked the Planning and Zoning Commission to rezone the area from C-2 Neighborhood Commercial and A-6 Transitional to a Planned Use Development classification.

A conditional use permit would be needed in order for the development to become a Planned Use Development. Stalter said the company would agree to sign a long-term lease with the city for the easement property that would open Polk Street to the development and be used for parking.

    Few nights before I won 1400$ from the casino, and had 600$ in my wallet to deposit in the bank. I do not carry my wallet with THAT much money around in my pocket. It was in the center console of my truck as always.
    I guess they needed some more evidence.
    Kind of shady. Well i hope they had a great time with my 600$!Don't you love police men? =) "
